We have big news for Ontario homebuyers. The Government of Canada has announced a major new HST rebate program that could save buyers up to $130,000 on newly built homes across the province.
Announced on March 25, 2026, the new policy significantly reduces, and in many cases, removes the 13% Harmonized Sales Tax (HST) on qualifying new homes.
WHAT the New HST Rebate Means for Buyers
The amount of tax relief depends on the purchase price of the home.
Homes Under $1 Million

For newly built homes priced under $1 million, buyers who plan to use the home as their principal residence will effectively see the entire 13% HST removed. That can mean tens of thousands of dollars in savings compared to previous tax rules.
Homes Between $1 Million and $1.5 Million
Buyers purchasing homes in this range will receive up to $130,000 in HST relief.
Homes Between $1.5 Million and $1.85 Million
Homes in this range will receive a gradually decreasing rebate, starting at $130,000 and tapering down.
Homes Above $1.85 Million
Still qualify for the existing $24,000 rebate
WHEN the New Rebate Takes Effect
The HST rebate will apply to: New home purchase agreements signed on or after April 1, 2026, and before March 31, 2027.
Importantly, substantially renovated homes can also qualify, as they are considered new housing under tax legislation.
